The CON29DW Drainage and Water Search provides comprehensive data on sewer connection status, water supply and charging arrangements, and is recommended by the Law Society as essential in all conveyancing transactions.

Drainage

  • Does foul drainage and/or surface water drain from the property to a public sewer
  • Is any sewer serving the property subject to an adoption agreement, what stage of the adoption process has been reached, and whether the agreement is supported by a bond
  • Is there a public sewer within the boundary of the property, or within 100 feet (30 metres) of the buildings within the property
  • Is there a current statutory agreement or consent to erect a building or extension on the property over or in the vicinity of a public sewer or a disposal main ('Building Over Sewer Agreement')

Water

  • Which company supplies water to this area, and whether the property is connected to mains water supply
  • Whether there are any vested water mains or assets within the boundary of the property

Charging arrangements

  • Which services are charged for and by which company
  • If water charges are metered or unmeasured and whether this could alter following a change of ownership

Commercial drainage and water report

In response to the Law Society's need to increase professional indemnity to £2 million and develop a Drainage and Water report specifically designed for commercial properties, Northumbrian Water Property Solutions launched this new report on the 8 August 2004.

The report provides all the information contained in the Drainage and Water report (CON29DW), as well as the following:

  • Detailed water quality analysis and commentary
  • Confirmation of whether the property is at risk of internal flooding from overloaded public sewers
  • Details of any consented trade effluent discharges
  • Confirmation of whether the property has received and is likely to continue to receive low water pressure.
