- Absence of Easement Insurance
- Provides cover in respect of the absence of a legal easement to use the access and/or the services serving the property.
- Absent Landlord Insurance
- Provides cover in respect losses arising as a result of an absent landlord.
- ChancelSure Commercial or Residential Insurance
- The cost effective solution where a parish has been identified as having a continuing potential for Chancel Repair Liability.
- Contingent Buildings Insurance
- Provides cover in respect of the defective insurance provisions in the lease of the property.
- Enforcement of Known or Unknown Rights of Way and/or Easements Insurance
- Provides cover where the property is, or may be, subject to private rights of way and/or easements.
- Enlargement of Lease Insurance
- Provides cover where it cannot be proved that a deed of enlargement purporting to convert the title of the property to freehold is valid due to the absence of full particulars of the relevant lease.
- Flat/Maisonette Indemnity Insurance
- Provides cover in respect of leasehold repairing and maintenance covenants.
- Flying and/or Creeping Freehold Insurance
- Provides cover in respect of the absence or inadequacy of freehold repairing and maintenance covenants where all or part of the Property is built under or over adjoining premises.
- Forfeiture of Lease (Bankruptcy/Insolvency) Mortgagee Insurance
- Provides cover to a lender in respect of forfeiture of the lease as a result of the bankruptcy or insolvency of the lessee.
- Forfeiture of Lease (Breach of Covenant) Mortgagee Insurance
- Provides cover to a lender in respect of forfeiture of the lease as a result of breach, by the lessee, of any of the covenants in the lease.
- Freehold Rent Charge Insurance
- Provides cover where the property is, or may be, subject to one or more rent charges.
- Good Leasehold Title Insurance
- Provides cover where part or all of the property is registered with Good Leasehold Title or likely to be so registered due to the superior title not being satisfactorily deduced.
- Insolvency Act Insurance
- Provides cover in respect of the property being affected by action taken under the provisions of Sections 339-342 of the Insolvency Act 1986.
- Lost Title Deeds Insurance
- Provides cover in respect of some or all of the title deeds to all or part of the property having been lost, misplaced, stolen or destroyed.
- Mineral Rights Insurance
- Policy provides cover where the property is or may be subject to exceptions and/or reservations of mineral rights.
- Missing Information (Registered Title) Insurance
- Provides cover in respect of the matters referred to on the title of the property and of which full particulars cannot be ascertained.
- Planning and/or Building Regulations Insurance
- Provides cover where there is an absence of planning and/or building regulations approval in respect of the erection or conversion works or works carried out at the property.
- Registered Possessory Title Insurance
- Provides cover in the event that all or part of the property being registered with possessory title.
- Residential Contaminated Land Insurance
- Provides cover in the event of a remediation notice being served against the property in accordance with the Environmental Protection Act 1990 as specified in your Policy schedule.
- Restrictive Covenant Insurance
- Provides cover in respect of restrictive covenants that affect or may affect your property.
- Right to Buy Insurance
- Provides cover in respect of the absence of a deed of postponement where the property has been purchased at a discount from the local authority under Right to Buy legislation.
- Search Insurance Residential and Commercial
- Provides cover where any or all of a local authority, drainage and water, or mining search(es) has/have: (i) been requested but the results have not been received and this is holding the transaction up - search delay; (ii) been received but due to other delays in the transaction the search result are considered to be out of date - search validation; (iii) not been and will not be requested - no search required (purchase or remortgage cover depending on the transaction).
- Unregistered Adverse Possession (Garden Land Only) Insurance
- Provides cover due to the lack of documentary evidence of title to all or part of the garden land of the property.
